Are you looking to sell your building? Schedule some listing meetings with local brokers to get an idea where the local maket is.

what do you want comps for.. if its to refinance..the bank does it and could care less what you think, if its to sell you need to hire and agent, and if its for fun you need to get some hobbies.. let me know what you want to accomplish

An agent that is in your area can send you a CMA.

You need to take time and speak with a real estate agent. They can show you the recent sales in your area. Typically you want to go off of the last six months closed sales record. This should give you a good picture of what is happening around your four unit building. I hope you find your answer, good luck.

Work with a Realtor to help provide you with accurate data.

As per your neighborhood, the comps do not look good.

901 W 95th St is a 3 flat w/ 3brs each that had been for sale for 2 yrs. It is listed at $156k - clearly overpriced.

The highest priced CLOSED multiunit over the last year is:

8243 S Green - 2 flat - 9/26/11 - $66k.


With 3 of 4 of your units rented that is definitely a good thing. Value will be based on condition of units, location of building, and amount of rent you are collecting.
