house. Does anyone know what the best way to go about selling it would be. Without subdividing I don't want to get less than what it is worth. Please Help.

How did you aquire your house or did you build it? What do you have as proof of ownership of the house, is it a manufactured or mobile home. Do you have a lease on the land or an option. It might be possible to sell as a TIC or contract of sale if you can prove ownership to something.

FIRST ANSWER

If you have no deed you have no proof of ownership. The value is one thing as-is, and another subdivided. It can take many thousands of dollars and months or years to get a subdivision approved. There is a lot of work and there can be a lot of risk involved.
