I own a condo in Margate- Tax assessment is at $83,000. Oriole Golf & Tennis Phase I.It is good shape with

new roof and A/C unit.
What would be a fair market value if I were to sell it?

Hello Virgie,
It is difficult to determine a market value without seeing the condition of the unit. Also, you didn't say what size unit you have. Other than the new roof and a/c unit - was there any upgrades to the kitchen or bathroom? It is best if you hire the services of a Realtor who can advise you at a fair market value depending on your specific situation.

Virgie: There are currently 65 units for sale in the Oriole Golf & Tennis Club, so there are plenty on the market to choose from. I would advise you to be competitive in your pricing if you're serious about selling.

There are 5 units under contract with listing prices ranging from $35,000 - $98,910. There were 12 closed sales in the past 6 months. Listing prices between $44,000 and $79,000 and Sales prices between $40,000 and $75,000. Over all size units in the community, the median listing price is $71,950 and the median selling price is $57,500. The median sale price as a percentage of list price is 90.34%. Median number of days on the market 157.
