You need to research and get an active agent to evaluate and get you some comparible analysis on your place. It's a buyers market right now so keep that in mind. I deal with buyers all the time. Also keep in mind that the government has extened the First Time Home buyers credit until 4/30/2010 so more and more people are taking advantage and are getting into Realestate. Another thing you will want to stage your home as well, getting all the extras out or putting in storage, the better your plcae looks the quicker it will sell.

It is obvious that you are in a great position right now. As I read through the answers I found tons of Real Estate wisdom.
Interviewing several agents is a sure bet and and it is important to consider factors such as: the agent's experience; how will that agent service YOU and adapt to you needs; and just as important is the exposure that your home will get. How will the home be shown? How will it be marketed? Will it be showcased under the best possible light? Will there be floor-plans? When it comes time to securing the buyer and negotiating potential offers it is also important that the agent screens the buyers financial's situation to avoid pitfalls with the bank and the board, if the apartment is a co-op.

What YOU need to look for:
~ An Agent that specializes in Apartments in your area
~ An Agent that will be transparent in their marketing efforts (Will they provide weekly reports that will show you how many places your listing will be showing up in and where, how many emails and phone calls they've received that week in regards to your apartment, have they followed up with each one and what has been the response, will they follow up with and report back to you on every single lead whether it's a showing or just an email they've received in regards your apartment listing?) and the list goes on and on...
~An Agent that is willing to do 3 months if you prefer instead of "strongly recommending" 6 months or more (this will maximize the efforts put in to the quick sale of your apartment).
~ An Agent that does not already have too much on their plate so that they can work your listing to optimum potential
I would suggest you interview a few agents and don't feel like you HAVE to go with any one in particular unless you feel completely confident in that choice.
