First have it appraised so you know that you are pricing it according to the market and so a mortgage will be approved to the right buyer by a lender. Make sure your Realtor® has a good marketing plan that includes the internet reaching out to sites directed to investors and who has personal connections to some investors. some properties have values that are only evident to a seasoned Professional.
There was a listing once that was "two on a lot". A single family home and a guest house. We analyzed the property and the situation and opted to not only list it under "residential", "income property" in our local MLS, but we also put in the MLS for developers. Guess who bought it?
