I would recommend talking with a Realtor that knows three things:
1. Your property
2. Your personal situation (when you need to move, how much you need to net)
3. Your local market trends.

There is a misunderstanding by sellers that selling a home quickly means selling for less than market value. This is not always the case. In the past (pre-Web) it did take a while to get the word out to brokers about homes on the market. With the advent of web-based marketing, both to buyers and Realtors, the length of time that a home needs to have on the market to maximize the price has been reduced.

Buyers want value. Particularly in this economy, buyers compare homes, usually 10-20, but in some markets as few as 6-10 homes once they start looking seriously. That means that your home is going to be competing with other nearby homes, so the job of the listing agent is to help you project the features in your home that will cause buyers to think "Wow, I need to go see this property".

The big issue that concerns me is the decline in market values. According to Trulia, the value per square foot has declined 30.7% compared to a year ago. So an important part of analyzing your situation is do you have sufficient equity to price the home to sell, or will you need to bring money to the closing table?

When you say relocating, if it is for a job change some employers offer relocation assistance. You should ask what your employer can do. If this is for other reasons, part of the analysis by the Realtor is to help you determine not only the best course of action in Bridgeport, but if you are moving out of the area, how to coordinate your move.

You need to sell because you are relocating; Do you have equity in the property:? If so you are lucky and simply need to be better in pricing than other properties comparable to yours within a half mile radius of yours. You need to be ahead of the market by 10% to attract attention.

You don't have equity in your property but your value is upside down or under water as we like to call it these days? You are a candidate for a short sale. Do work with a Realtor who specializes in short sales as this is a specialty that requires knowledge and commitment. Do also consult with an attorney versed in these matters and have all of your options explained to you. There is also Legal Aid if you can't afford an attorney. I hate to repeat myself all the time but you need to study all your options beforehand.

Several things to sell your home fast:
-Price it very competitively - under market value
-Make sure it is easily accessible for agents to show to their clients
-Stage your home - make sure it is in model home condition
-Hire a real estate agent who will extensively market your home
