Interview at least 3 busy local agents and discuss with each one what they feel the current market value is, how quickly they feel they can sell it and what they intend to do to accomplish this. There are 3 stereotypical agents,
One will suggest a price that is too low. If you accept the price they have a quick easy deal.
One will suggest too high, hoping that over time you will come down to fair market value.
One will tell you the truth, somewhere lower than you were hoping but more than you'll get using either other agent. Pick this agent and you'll do well.
I would definitely recommend contacting a local real estate agent. They will be able to give you good advice and share what comparable properties to yours have recently sold for. If you have a particular time frame in which to sell it, they should be able to strategically price it based on what else is currently available that is similar to yours. Good luck!
