Hi Jasmine, It's true, a Real Estate Professional would have to view your home in order to make an accurate home value estimate. As lovely and desirable as your home sounds, it is the market that determines what a buyer is willing to pay for your home. In this market, it is all about having your home stand out from the other homes currently on the market. Because I live in your area, I do a lot of business here as well. Also keep in mind how long your home may be on the market. You may have to adjust for that accordingly. Keeping realistic expectations makes a big difference. All true, as a REALTOR we do an extensive comparison between homes to find the best value for homes. As far as appraisors, chances are it will be down quite a bit because of the economy over the past year or so. I just sold a home around the corner from you that appraised for much less than the tax value. That is something else I would recommend you looking at, the comparison of what your tax value is versus the market value of your home. I am encouraging my clients in the area to appeal their tax values because of this. The great thing about your home is that you have land, which is what most people are looking for in that area. I agree with the previous answer. Definately consult some Real Estate professionals for a value on your home. A true professional will never give you a price on a home they have not seen! We have to take alot of factors into consideration when pricing a home. It is wise to get several opinions. You should choose to work with an agent you feel comfortable with and one who you feel will get the job done! I would be happy as well to speak with you about your home!

It sounds as though you have a beautiful home in a well-desired part of town. Your upgrades are also things that many people are looking for in this marketplace. I have shown many homes in this area and actually live around the corner in Waxhaw.

Are you looking to sell your home or do you just want to know the value. One way to get an idea of value is to hire a real estate appraiser who will come to your home to do the evaluation and compare the home to similar homes that have sold in the past few months. The second way is to have a Realtor pull a Comparative Market Analysis for you from the MLS.
