I need an agent that can do me a free CMA in Red Hook, NY

I have a property that I'm doing a short sale and need a CMA done, I will also pay a commission if you bring me a buyer. Send me your email and I'll send the property address.

Since you state below "I'm helping a home owner up there he doesn't want to deal with a local agent so we're putting the property on the MLS from down here....", in order to best serve your client, do realize it's in his/her best interest to list locally......

NY real estate agents have a fiduciary responsibility to put the best interests of their client first. Putting a Dutchess property in the Westchester/Putnam MLS does not fall under that rubric.

Thank you all for your response but I own a short sale business and buy these properties and also have my own certified negotiators. I don't normally do business in Red Hook NY, I'm helping a home owner up there he doesn't want to deal with a local agent so we're putting the property on the MLS from down here, but don't have access to comps around that area. How much you guys normally charge to do a CMA in Red Hook.

Keep in mind that most lenders if not all, want to see a short sale property listed on MLS, for a simple reason exposure...Also keep in mind that as a seller of a short sale, you don't pay commission, the lender does out of the proceeds of the sale--therefore, if you haven't done so yet, do inform well--protect yourself and any other assets you may have, by consulting with an attorney who specializes in real estate, before even considering your short sale......

I am unaware of anyone willing to knowingly work for free. And if it is a legitimate short sale, the bank will require the use of a local real estate agent anyway.

Hi Richard -

I completely agree with Scott. You absolutely need an agent with solid knowledge in short sales because if they are not handled correctly it will all be a waste of time. They are also very time intensive. Having said that, if you need a high level AVM on the property I could run one for you. Feel free to shoot me an email or give a call.

Richard you would be better off to hire a listing broker who is expereinced in short sales that can assist you. A short sale is a big enough challenge with an experienced gent bevrmind taking it on yourself, buyer brokers are unlikely to bring a buyer to a short sale that is not handles by an experienced short sale agent and professional negotiator.

Having 1 agent working 100% for you is better than 10 agents giving you 10% of their efforts.
