In this market you don't need an agent to "list" your property where the average days on market are 150 to 250 or more.
You need an auctioneer who can deliver a cash contract in 4 to 6 weeks.
Over the past two years we have been dealing with more and more short sales especially if the seller purchased in 2005, 2006 or 2007 at the inflated bubble prices.
You need to stay in contact with the loss mitigation dept at your lender to stave off the foreclosure process as long as possible.
There are many agents experienced in short sales, but right now the hardest part of the process is obtaining a contract from a qualified cash buyer who will take the property with no contingencies in as is condition.
This is where the auctioneer differs from the agent as we deliver cash buyers on a specific date.
Now getting the lender to deal with reality is another issue, but its a lot easier with a cash contract in hand.
This type of situation is very emotional and very stressful. However, you are seem to be doing the right thing by looking for an experienced Realtor to assist you with this. A lot of banks are working with sellers due to the banks loosing so much money. Depending on if your bank will work with you in doing a short sale -if you do not have any equity in the house, how many payments you are delinquient- a lot of factors play a role.
