price to about 60% from where they started. Due to the number of foreclosures in the area, it does not seem buyers are interested in a regular purchase. I am not near foreclosure. Should I contact a property management company to rent them out or auction them off to try and break even?

You should find 2 or 3 good quality agents in the area that your homes are in and ask them what the homes would actually sell for in today's market. You need to get the real value, not what you want, what the homes are actually worth. You might also contact a property manager or two and get rental rates. Once you have those two pieces of information you can make a better financial decision on the direction of the houses.

Of course you may have other factors that enter into the decision but the above two will get you a better basis.

We have a distressed market in Phoenix, AZ but it is possible to sell regular listings. In fact a well priced regular listing will sell very fast. It is usually all about the price unfortunately.

Hi,

I think you need help from a trusted brand name company like CENTURY 21 Alliance. If your homes are priced with in 60% of where they were listed and still not sold. Either you were very over priced to begin with or like you said the foreclosures are hurting your sale.
