I'm thinking about buying some empty land in this area as a investment for when I retire{10yrs-}, should I ?

Hi Woodfrog,

As long as you have some patience, have other investments besides real estate, and have sufficient cash reserves/cash flow to pay your taxes over the next 5 to 10 years, vacant lots are an awesome deal right now. Prices are back to where they were in 2002-2003 in this area, when I bought 8 lots and built on 4 of them. I live on 1 and the other 3 provide great rental income. Rather than just grabbing the least expensive lots out there, be selective as to the neighborhoods and buy quality over quantity. In the long run, you'll be glad you did. Pick an area you like in case you wind up wanting to live near your investments, then start exploring, or, to save time and gas, call me and I will help you find what you are looking for.

The Time to Buy Land is NOW, The prices have fallen, people that own properties and need to sell them are doing it now. Most of the people are those that biought through tax sales and years ago when prices were low and are still able to sell for a profit. Lots are selling at below appraised value in many areas,
I three lots listed in the growing area of South West Palm Bay. These lots are near Bayside lakes, and new schools and the Majors Golf course. I also have clients that are thinking of selling there lots at this time and they have them n nice areas. Some of the areas are picvked to get City water lines in , in the next 2 to 5 years that will make them more valuable.
If you are going to buy in that area, I suggest land not being developed but near if cheap enough, and if you can, lots in developed areas that are going for a good price that maybe in restricted areas of 1/2 acre plots to 1 acre plots and even four lots together making an acre so if you decide to build, you will be able to without a lot of restrictions on size and so forth.
