If you have your home properly staged, are responsive to emails and phone calls and are willing to do an open house or two. Go ahead and try and sell it on your own for a few weeks. It is just time and maybe a few hundred bucks in advertising.
Worse case then you turn it over to realtor and you will be very comfortable with sales price because you are very aware of pricing.
Best case you sell it quicker and at less money . Remember, dont expect to pocket full realtor commission as buyer knows you are saving it. But you can afford to give 1-5K off price and still come out ahead.
Dont end up like my neighbor. He hired a realtor at 4%, he stuck a for sale sign on front lawn and women two doors over called him and said his daughter was interested . Guy had to pay 4% commission for 30 seconds work. So plop your first sale sign in, list it, do an open house and see what happens. Dont worry agents will be harrassing you the moment you do it so you will have plenty to choose from if you cant sell it.

This particular site doesnâ€™t have that option for home owners, but I can direct you to some that do.
