You are in luck. Homes in your condition and your area are in demand. As everyone has suggested speak to several agents that work the area. I recently sold a home on Maywood. very similar to yours. The chemistry between you and the agent are very important. Please don't make the mistake of having good chemistry with the agent that is willing to list your home at the highest price. The buyers and you select the sales price. In today's market the buyers are prepared to offer over the asking price. Pricing is extremly important and pricing on the high side negatively affects the ultimate sales price.

I've lived in Pacifica and Upper San Bruno area for most of my life and have seen the market go up and down many times. The nice thing about San Bruno is that for the most part it was not hit hard enough for this ailing market to see a hard decline in home prices.
If you are ready to sell your home, what you should do is contact a good handful of agents and review their resume. There are great agents in this area and there are bad so start interviewing them and you will find the Realtor or Broker that's right for you. Find someone that fits your Chemistry and has the knowledge and expertise to market your home. That would be the best way to start! In fact, TRULIA is another great place to find a good agent. Just look at their questions and answers, their blogs, and there are some with great testimonials as well.
Also, we are in the information technology age where a good sense of marketing your home to the internet is a plus.

I think you have a general idea of the market and maybe it's time to decide if it is a good time to sell. Are you planning to buy another home and do you have enough equity? If you are planning to buy another home and have enough equity, then it might be a good time to sell your home and buy your next home because the price of the new home might be lower then it was a few years ago.
There are a lot of buyers willing to buy your home as long as it is priced correctly. Here's an example, the home on 2800 Valleywood, which is a little bigger, was on the market 7/15/08 for $625,000 and sold in 7 days for $706,900.

You have already received some ball park figures from 2 agents.....that should help give you an idea of
what your home is worth......your next step is to interview 3 agents and see what other information they
may have to help you determine a saleable price....... this is no market to test a price in....that is to say
try a price because your home is special...... you need to pay strict attention to the most recent comparable
sales and of course, what is your timeline......do you have to sell????? There are some questions that
you need to be asked also......maybe this is not the time to put your house on the market..........if you

I have sold more homes in San Bruno than any other agent since 2001. I know everyone says that they are the number one agent, but I can prove it.
There are currently 3 homes that are pending in Rollingwood with list prices from $485,000-$599,000. There have been 8 sales since May 1st 2009 with sale prices from $485,000-$585,000.

Here are a few solds from the last 3 months in your area... all 3 bed 2 baths and all about 1100 sq feet... 1800 Birch sold $515k(original needs work), 2420 Maywood sold for $535k, 1500 Sequoia sold for $555k updated kitchen, and 2520 Heather sold for $575k and was nicely upgraded.
