I suggest that you interview a couple of Realtors before launching on any major projects. Compare their suggestions, then move forward. Know that most of the time a Realtor brings the buyer to the property (90%), so that means by not listing the property and selling it without professional representation, you are effectively elminating 90% of the buyers.

I would suggest having the Realtors provide you with an Estimate of Seller's Net Proceeds and crunch the numbers. Spealking for me and my market, in most cases I can more than justify the cost of commission versus net profit.

Absolutely! You might even want to put "Realtors Welcome" on your flyer and website so you will seem more approachable to both buyers who have already teamed up with Realtors and to Realtors with customers who might be good matches for you. In the Tallahassee area, I am finding that most FSBO sellers are willing to work with Realtors. In this slow market, though, we also see the majority of FSBO sellers eventually end up using a Realtor. The maximum exposure and networking a Realtor can offer is very vaulable in a soft market. If you've already conceeded to paying out 4%, you might sell faster and for more if you contact a local Realtor now. Commissions are negotiable. Many Realtors will offer a free comparative market analysis to help you price your home and give you some guidance, all in hopes that if you do decide to hire a Realtor in a month or so, that you will remember their helpfulness and expertise.
