Normally a home is an investment along with being a place to live. Even though you probably only need a 2 bedrooms I always recommend to my clients to buy a 3 Br home home over a 2 Br home because of resale value. Plus, there is usually not that big of a difference in price. . . . What is your budgeted amount to invest in a home with land. . . . I have a beatiful little home with great resale potential, but it's not in Waxahachie. . .

Sometimes in more "rural areas" there are limited sales over a 6 month time period that a realtor can use to base an opinion on. At that point you would need to have an appraiser provide that info. or go to the tax rolls searching for homes in that area, like properties and etc.

I see the problem! There are no comps! I ran every combination I could with a list or sales price between 100k - 150k and came up with nothing. If you would send me the address, we could determine the tax value and work from there. Wish I had more information.
