I'm looking for a Flatfeelisting agent in Lapeer County. Or one who is willing to negotiate a commission rate

I need someone who would be willing to accept a lower commission rate of less than 5 or 6%. With the current market I would hope realtors would agree a smalled commission is better than not earning one at all.

Tina,

There are many business models that may offer what you're looking for. As with any contract, I suggest reading the fine print and getting a written marketing plan for your property. Some MLS's in the area will only send Exclusive Right to Sell - Full Service properties to large internet websites like Realtor.com and Trulia. Others may be more liberal.

When interviewing agents, I suggest asking tough questions about how your home will be marketed, and request information from the agent like their List Price to Sale Price ratio and what percentage of homes are actually selling.

If you are in danger of loosing your property or are, like the majority of homeowners, upside down in your mortgage, I suggest contacting the State of Michigan http://michigan.gov/mshda/0,1607,7-141-45866_47905-177801--,… to see if you qualify for assistance from one of the programs available.

The truth is that if you are really in a situation where you need to sell, you need the best Realtor you can find. And the very best do not work for less than market rate. Interview three Realtors, then you make the call.

My research has shown (in my MLS) that on average FULL Service brokers, versus MLS Entry Only and Discount Brokers, sell for 2.7% MORE. That is just about what they claim to save you.

The bigger problem is that discount brokers and MLS Entry Only brokers listings FAIL TO SELL most of the time.

So if you need to move, you need to use a professional that can get the job done.
