I think you are on the right track as experience and open communication is very important. Most of the larger brokers are offering similiar marketing packages so the relationship with the agent is what is going to seperate one person from another. If you dont trust your broker, the process will be a tough one for all parties.
The one trap I think sellers can fall into is that they choose a broker based on which broker tell them what they want to hear ie price. So while we all want top dollar, a good broker is going to not only tell you what your property is worth but will also show you why it is worth that price. But if that number is something less than you feel you should get, all the marketing in the world will not change that. In the market today, with the amount of inventory we have, you are either priced to sell or you are chasing the market. Pricing is the key.
Id be happy to answer any questions you may regarding myself, my company or the market in general. I represent the developers at 410 Westchester Ave, Wellington Greene and soon will be releasing 342 Westchester Ave, Brookchester Court as sales. While both of these are condo buildings, they are in Port Chester and will potentially attract the same buyer pool as a co-op in Port Chester. Good luck with your sale and if you have any questions please feel to reach out to me.
