I'm considering selling my 3br/2 bath ranch in Evergreen in Dacula but I'm not sure with the market when the

best time to put it on the market will be. I'm not in desperate need to sell as I just want to live closer to my daughter in Suwanee. I have upgraded the kitchen to granite counter tops as well as changed out the old light fixtures throughout the house and the master bath hardware. Any other tips for making my home more appealing to future buyers? The paint and carpet are in excellent condition. I also sodded the backyard.

If you are planning on selling, now is the time to seriously consider getting your home on the market. Most potential buyers are already planning their move for the summer and coming school year so time is of the essence. Hi Keith,
Josh is right on the money about pricing- and frankly pricing is everything in a Buyers market. Upgrades and updates are rarely a bad thing, but unfortunately sellers tend to expect some return on that investment and that does not occur often enough or at an amount that sellers are pleased with.

Put yourself in the buyer's position- with so many choices available, what would you expect for your money? Why look at any property in less than great condition? And if it's high priced compared to other homes that have *recently* sold, why pay more in this market?

It sounds to me like you have taken a number of steps in the right direction- and I would say that at this time you may want to get a more intimate and educated opinion on what might be best for you. From the sound of it, you may be in the enviable position of not actually having to sell your home if the situation isn't to your liking. I would definitely not list out of curiousity sake. No good will come of that.

I specialize in the North Atlanta market.

According to FMLS reports currently in your subdivision there are 12 properties on the market with an average list price of $186,450. Since last January there have been 18 homes sold for an average sales price of $184,886 at a rate of about 61 days to sell. In today's market it's my reccomendation that you go ahead and get a pre-listing home inspection this way you are aware of any issues that may need to be addressed with the property as Joshua noted and you can assure buyers that your home is in excellent condition.

Hi Keith. Having a complete market analysis of the area as well as having a qualified REALTOR preview your home should be the first things you do. Interview several agents and see who is offering what as far as marketing, experience and the biggy are you compatible with the agent.

If you can price it in the top 10% (which may mean the bottom 10%) and have it in great shape, then it will sell, no doubt. I'd be happy to give you an analysis on the things you've done.

Granite in Evergreen sounds like you went over and above.

I'd check around windows and make sure you've caulked and painted areas that might have gotten some wood rot. In Evergreen, there aren't too many homes with a lot of wood products on the outside, so I'd focus around the garage and doorway.
