I live in Old Preston Hollow on Deloache Ave and live on a HEAVILY treed lot that is approx. .80 acres with a
.20 easment. There are two problems though, it backs to the tollway and its a knockdown...The pros though is that its on the dead end of Deloache..so what should i sell it for?

i would probably rate my place...trees and grass and everything...an 8? My dogs have reeked havoc on the yard but the damage is fixable.

I haven't seen the lot, so it would depend on many factors. I think Cuban has more than 5 acres so of course that drives the price up. You've got some of Dallas best neighbors though. My thoughts are $750,000 to $1,000,000. $1,000,000 is probably a stretch for that lot size and next to the tollway, but many factors at play. There have been livable homes in the last year or so sell on Deloach right at about 1mil. Call me if I can assist you.

The Lecerte house is about 2 streets down from mine, and mark cuban is 4 houses down too. Im ganna truly miss the neighborhood.

There are 5 60+ year old trees: (80+ year old live oak, 2 80+ year old oaks, 1 70+ year old magnolia, and 1 60+ year old cotton wood. there are many many more trees but those are the "presiding" trees. In response to Mrs. Sumner's question, we do have a very big wall that blocks out most of the sound. when we first moved there about 10 years ago, we bought the house for little over 100k and that was without the retaining wall in place so it was very loud. Now we are so use to it, its hard for us to really hear it now.

Even as a tear-down, the house & land should sell between 800K and 1.1mil. Do you have the retaining wall behind the property to block some sound from the tollway?

By "knockdown" I assume you mean you are selling the house for lot value. There are many factors when pricing a lot. Backing to the Tollway may not be as bad as you are thinking. It really depends on the shape, trees, accessibility, privacy, & "buildability" of the lot in question. Just from your description, I think I know where you are. FYI, backing to the tollway isn't all that bad. Actually folks from California liken it to the sound of the ocean. You might as well use it as a selling point! Regarding the pricing, we need to know the age and sq. ft. of the property. Also, on a 1-10 scale, 10 being immaculate, what would you rate your place?
