How many homes, like yours, are you competing with right now?
How many homes, like yours, have sold since yours hit the market.?

In the current economy I would only sell if I had no choice. If you have to sell, price it to sell.
Before you rent it talk with your CPA about the tax consequences. Check your mortgage. The lender may require that you re-finance if it is no longer owner occupied.

Know that tax consequences while it is a rental, and when you sell.

I would definitely have a heart to heart with your current realtor and get a detailed market comparison. If your home has been on the market for an extended period of time I would consider getting an appraisal by a certified appraiser. This will give the knowledge you need to price your home accordingly, then make sure that the condition of your home is prisitine. This would include paint, carpet, appliances, and lighting that is comparable to other homes in your market area....doesn't have to be top of the line just fresh and appealing to buyers viewing your home.

Before interviewing other agents have a frank talk with you Realtor and try to figure out why it hasn't sold. Ask what they have done so far. Maybe they need a fesh approach to marketing. Have him/her do a new market analysis and see if you should lower the price. Maybe there is something about the location or condition of the property that is turning buyers off. Location can't be fixed, but condition can. Or consider paying for a stager to get your home in the best showing condition.
Sometimes the only thing to do is be patient and wait for the right buyer to come along.
