Janet -
THere is only one place is Z-hills that I know of where you own your own land. Betmar Acres is located on SR54. See the link below, they have their own onsite real estate company. HOpe this helps.

Janet,
Yes, the market has changed, though homes are still selling. The keys to the market are showing buyers the value in the home. Marketing, pricing, and condition are the most important. We are a local brokerage that can help being in the Lutz/LOL area. We can provide you with the answers that you need and if it is a good fit then we can get started.

"Bad market" is hype that only the media would have you believe. Have changes occurred within real estate over the past year or two - sure. Because the same four or five markets keep appearing in the news, does that mean your market and mine are bad - of course not. Believe it or not but there are actually some markets around the country that are experiencing brisk sales and increasing average sales prices. The best way to determine your home's fair market value, the estimated time-on-market that you should anticipate, and obtain recommendations to improve your chances for success (like addressing needed repairs, staging, thining, etc.) would be to interview at least two or three experienced, full-time real estate professionals who (preferably) work and live in your immediate area or market place as Michael suggested. But first, as Keith pointed out, you need to access whether or not you must sell and what are your alternatives or back-up plan would be in the event that the home does not sell in your desired timeframe. Best wishes for a successful outcome - Ted

Almost any home will sell with the right marketing and priced correctly. The question boils down to this: "Do you have HAVE to sell? Do you have ANY alternatives to selling?"
Frank discussion with seasoned Realtors should provide you with your options.

Sorry to hear of your situation.

Janet,
Interview two or three agents that work your area and hire one who has a positive attitude. With proper pricing, staging and marketing your home will sell. If you don't know any agents ask friends or family for referrals or go online and see who has a good web presence.
Good luck,
Michael Doyle Realtor

I am sure that there are some great agents within your area. Look at who you have noticed that has sold homes... ask for referrals. Interview...Interview...Interview. Ask the agents for the 5 most recent transactions and speak with the client involved for reference... also ask to speak with current clients. A good and confident agent will not have a problem with you doing so.

I hate to say that we are in a bad market because homes are still selling. We have buyers markets and sellers markets... occassionally a balanced market.

Best of luck in the new year!
