I inhereted my fathers home along with my brother we have remodeled inside but needs mechanicals updated

could I find out what its worth, 2708 E. Grand, I think tax assessment is way out of line

Pamela, I would tend to agree with you that your assessment is out of line. you apparently have a 2 bedroom home in the fairgrounds area. I have bought and sold over 50 homes in that neighborhood. I would say the pluses that you have are that the home is over 1000 sq ft and you have a 2 car garage, the down side is that it is only a 2 bedroom and you will cap out on the price in that neighborhood. I think realistically you are looking at a $79,900 to $89,900 depending on the interior finish (the assessor makes it look like the exterior is pretty decent). That is where I would expect that house to sell.

Pamela, there are several lending options thay may help a buyer with Mechanical updates. In addition with the new income tax credits, and some other things in the pipeline, buyers will be better able to to afford to buy. In addition to area, and condition the current market conditions are the most critical factor in determing
a fair asking price. And that price will be partially determined by how quickly you and your brother want to
sell. I am a retired remodeling contractor, so olders homes have been my life and feel well qualified to
work with folks who have either completed some work, or have some new things to do. NOt all updates actually have a decent return for the investment so careful analysis needs to be considered before deciding what more you will want to do to maximize your investment.

A Realtor can do a Comparative Market Analysis for you on your father's home. This analysis looks at similar homes that have recently sold in the same area. The home's condition, square footage, ammenities, etc. are taken into consideration. A Realtor can provide you a comprehensive report of this information to help give you a more realistic idea of what the home may be worth. Often a tax assessment is based on incomplete or outdated information.
