Your biggest challenge is unless you are a Realtor who is constantly evaluating the market conditions specific to your subject property it is going to be very hard for you to market anything. The places to market very on a daily basis..just like interest rates. To really market a property and get it closed involves:
1) Finding a willing and able buyer
2) Making your house go through inspections
3) Having your house appraise for what the random non-bank appraiser will appraise it for
4) Keeping control of the mortgage company to make sure their underwriter understands the subject property and all the nuiances about the property, the seller and the buyer.
5) Clearly written contracts between you and the buyer so when 1 - 4 goes haywire, you don't end up suing each other, (which happens more often than not with FSBO'S)

At the end of the day, the best place to market will be through a Realtor. By definition, "best" would mean best use of your time, money and aggravation and drama avoidance to simply get the house sold.

If your home is not marketed through an agent , you are missing out on exposure. I market on Trulia, Realtor.com, MLS, Homes and Land , newspaper, and have a website for each property I list. Exposure is key in getting your house in front of buyers.

If you are in professional sales, and:
1) Know on a daily basis where houses sold in your neighbourhood,
2) Have a list of contractors, mortgage brokers, insurance agents and home inspectors on your cell phone - and when you call say, "what's going on? Can you do ....?"..and they know who you are and are ready to serve
3) Know how and when to place ads on craigslist, postlets, activerain and more...
....then only then would I be a "FSBO" in this marketplace.
Do not fall for the "low commission/low service" options...unless you have 1 - 3 clearly understood. This only makes money for the listing person and increases your risk of not selling anything.

Your goal is to market, bring in customers who want your house, help them work with a team to really want your house and close the deal to make everyone happy.

Their is a site called Craiglist that seems to be a hot place to market. You really should get an agent. Buyers are hard to find right now. Agents do have buyers. Buyers want someone who knows the market. IT IS OUR JOB.

Buyers look online and with real estate agents. The easiest way to hit both is to list with a major real estate company who co-ops and has automatic feeds to the various internet sites and to the MLS.

To do your best marketing, find an agent that can market your place in three steps:

1) Placement on the MLS by an agent that has taken experience and education as a specialist in selling property. You will not be able to sell simply by having your property listed on the MLS... .
2) Ongoing online ads on Trulia, activerain and more.
3) Constantly work with the agent to understand who is watching your property and how you are going to reel them in to buy your property.

You need a listing agent willing to do the work of a listing and buyers agent...when a potential buyer comes to the table, he/she will help a potential buyer get financing, insurance and a specific plan to get into your house.
