Hi Don,

It seems to me that you may be asking if you should subdivide the 5 acre parcel into 2.
Selling the 5 acres for $400,000 or selling each 2.5 acre tract for $175,500 each.

Another factor would be where you obtained your C.M.A. There are several public web-sites that provide C.M.A values, however those might not be accurate.

You need to speak to a REALTOR who can give you the most up to date information. A REALTOR can not only provide the most recent sales data, but can help you understand many other factors and trends that may affect the value of your property.

If are are already working with a REALTOR, contact him/her. I am sure they would be happy to answer your questions.

what exactly is your question? The CMA values you provide are far too large of a range ($225,000) to be an accurate CMA. Where did you get these figures?

Just answer your own question to fill in these details, and then maybe we can be of some assistance...
