I have my manufactured home for sale and my realtor does not market it the way I want

I have had my manufactured home for sale over 5 months and my realtor is very nice. But everytime I ask about printing up brochures or putting my home on websites other than the mls she never responds to me. I guess it might be because my home is a lower priced home, but aren't I still a client? And I will work with her to buy my new home as well. Is this a common thing with realtors? I just want to make sure my home gets marketed as best as it can and think I deserve the same attention that someone trying to sell a high priced home should receive. I am in customer service myself for 25-30 years and treat all my customers with respect and try to do what they ask of me? I like my realtor as a person, but want to get my home sold!! Thanks for any advice!

I hope your house is sold by now. In a situation such as this it is always good to sit down with the agent and discuss your concerns and make suggestions. Did the agent give you a marketing plan when you listed it? How did you select the agent?

Hi Brenda,

If your agent is not responding to your requests, then you need to make it clear to them that unless they do, you will pull the listing and take it to someone who will listen to you and respond. They may have a valid reason why they think it wont work, but that is something they should be discussing with you. My clients are my lifeline and we are a team that must work together to accomplish the goal of selling their home.

I listed a manufactured home last fall and it is tougher to sell them because the financing is so hard to get. The folks buying must have really good credit and must be able to put some money down and not just everyone will finance them, so be prepared to wait longer than normal to sell it. The market of buyers for this type of home is more than likely going to be first time buyers and they are often the ones with the least amount of money to put down and shakier credit ratings. Not impossible, but just more difficult.

One thing that I did that got us some showings is to make up a one page flyer with color pictures, and some tear tags at the bottom with my phone # and the MLS # and address. I took them around to the local grocery store and laundromat bulletin boards where first time buyers are likely to be hanging out! Also made sure it was posted on Craigs List and any other website I could find.

I agree with Michael: Discuss your concerns with your Realtor. And, frankly, you may be partially correct. The commission would be comparatively low. But Realtors can say "yes" or "no" to any listing; someone who feels that the commission they'd earn isn't adequate probably shouldn't take the listing to begin with. On the other hand, Michael may also be correct: Your agent may not feel that brochures are the most effective way to market your home. That's why you have to discuss those issues with her.

And just a random thought: Make sure you're marketing on CraigsList. I've found a lot of interest in mobile homes and lower-priced units on CraigsList. Best of all, it doesn't cost anything.

I am sorry that you feel that you are not getting the service you deserve. Have you tried talking this over with your agent? Perhaps she feels like it is the wrong way to market the property. I am a Loan consultant and from a loan standpoint, it is harder to sell a manufactured home than it is a stick built home, if only from the mortgage side of things. Do you own the ground that the home is on? Or is it rented? Is it in Melody Lakes? I lived in Quakertown for years. Let me know if there is anything I can do to help you.
