I can tell you from experience that a cleared lot attracts much more interest than one that hasn't been cleared. I would also suggest that you have an environmental study completed to show any possible wetlands and the buildable area within the lot. Also, contact the taxing authority and know exactly how much longer the special assessments for the road and drainage will be collected. Anything that you can do to better your position when compared with other actively listed lots will increase the desirability of buyers.

Are you trying to sell this lot yourself? If so, perhaps it is time to solicit a realtor to market this property for you. You can probably improve the lot and sell it for a profit and much quicker.
