I have lot for sale in San Carlos Estates, high &dry but the market seems flat, any advice?

I'd sell it for what you can and wrap the money into an interest bearing account earning at least 8% or purchase Tax Liens.

Free yourself is my advice.

At this time, and probably for the next few years, there is and will be a surplus of vacant land available in San Carlos Estates. Just look at any satellite photo (Google Earth) of the neighborhood and you can see the large number of undeveloped parcels of land.
I can tell you from experience that a cleared lot attracts much more interest than one that hasn't been cleared. I would also suggest that you have an environmental study completed to show any possible wetlands and the buildable area within the lot. Also, contact the taxing authority and know exactly how much longer the special assessments for the road and drainage will be collected. Anything that you can do to better your position when compared with other actively listed lots will increase the desirability of buyers.

Hi there,
Are you trying to sell this lot yourself? If so, perhaps it is time to solicit a realtor to market this property for you. You can probably improve the lot and sell it for a profit and much quicker.

My best friend that is also an agent has 1 on for 79900 and can't sell either. Land goes flat first when the market conditions are like they are. Financing is also harder to obtain. The market is picking up and homes are starting to move so hold in there. If I can help or answer any more questions please get a hold of me.

Dont take it off the market great exposure why a person would want to purchase your lot.
