I have investment property in North Carolina I am trying to sell. I need a buyer to purchase this property

Holly, DO NOT let anyone assume the motgage or take it subject to the exisiting financing. This is also know as a wrap or AITD. You will still be on the hook with the lender. I need to know what type of property it is, does it produce income etc.

Talk to your lender and see if they will offer concessions. Some of our investors were able to do that with their loans and now they are positive cahs flow over $600 a month, where initially they were about $100 positive!

Talk to your lender and see if they can help you. As well, a company named refinance.com, or something like that, has been able to help people all across the nation to get their homes back in order, investment's and not.

If you'd like, I can send you the guy's information and he can help you with th eprocess?

It is certainly better than trying to sell and taking a loss (your downpayment and improvements).

Good Morning, I am sorry about your situation. All of the brokers gave you good advice. I live in Jacksonville and we do market to this area. The market at the beach is slow --- we have not been blessed by warm weekends yet. There are a lot of new communities, and a lot of vacant lots on the market, there is just not enough people to purchase them -- one of the problems -- people who may want to puchase a home or lot, cannot sell their home wherever they are living now. This community is going to be very nice, it is just new ! Just don't expect overnight miracles, they went away about two years ago.

Sorry to learn of your situation.
First, the fair market value (FMV) of a property is not based on how much your owe, nor how much you invested. FMV is determined by how much a knowledgeable, willing, and able buyer will pay for the property.
Second, given your situation, a couple of important points.
- I would never post anywhere that I "have to sell". That is on one's business but yours and your Realtor.
- To determine your options I suggest talking with some Realtors and asking them for their advice. Wht you need to know is what options you have.
- to do that you need a Realtor that knows three things:
1. Your local market - do not trust posts from anyone that is not local
2. Your property
3. Your personal situation

We are all trying to be helpful on Trulia, however in most cases you need to talk with someone about your situation and once you have gathered your options, and their consequences, then you can select a response that best suits your needs.

Are you wanting an agent or are you attempting a for sale by owner? What type of time frame are you looking at to have to move on this? In the coastal area I am sure there are a number of agents on here that can help you sell your home if that is what you are looking for.
