In the state of Florida when you buy the rental you also get the tenant so don't be afraid to list them. They can be sold as rental properties no yard signs required. You are simply looking for an investor to purchase and continue renting the homes.

As Tom suggests, if they're good tenants and the financing can be structured for a neutral-to-positive cash flow for the purchaser(s), it could make a lot of sense to sell your properties to one or more investors. I know investors who are always looking for properties like that, especially multiple properties.
Yes, at some point (certainly in accordance with local law and in accordance with any lease provisions you may have) the tenants must be notified. But, especially if you sell to an investor, the notice might be along the lines of: "As you know, I've owned the property in which you're renting. It's an investment property, and I've decided that, financially, it makes investment sense for me to transfer these properties to another owner. However, I want to assure you that all the terms and conditions of your lease will be fully honored and the new owner plans to handle business in the same professional manner that you've been accustomed to. So, although you'll be making your payments to a new owner, all other factors will remain unchanged." (That's awkwardly worded, but you get the idea.) A communication like that is not likely to alarm your tenants.

There are some people who want to buy investment properties. Investment properties with tenants in place are a strong selling point. Leases are required to be honored by the new owner, and if your tenants have leases and are not just "tenants at will" they need not move from the home just because you are selling. That may put their minds at ease.
Also, are they excellent tenants? With or without a lease, excellent tenants are good values to investors!

Hi David,
You will definitely want to give your tenants the proper notification that you will be selling the homes. You will need their cooperation when you are trying to sell the units so the agents can show the prospective buyers the interiors of the homes. If your tenants are already in a "lease" they should not be alarmed and you can let them know that a new buyer will have to honors their lease agreement to the full term of the lease unless you have some type of right of sale clause in the lease. The Florida Landlord Tenant law ( as well as your lease contract) should outline the appropriate method of notification to your tenants. Are all of your tenants long term? If any are moving out after their lease ends-start with them. List those homes first. Also Many investors would love to purchase investment property that is already leased.
