I have found many homes for sale in the location where we would like to move, but we cannot find buyers for

our current home. Even with the economic stimulus and lowered rates and incentives, lenders only seem to bo giving $280,000 max. We are asking less than what we paid 5 years ago. Suggestions? I really need to move on.

Hi Teri,

Your offer is$10k over the usual $280k ! So it's an improvement. If you really need to move, you may be forced to work with this buyer. 5 acres is not in as much demand as it use to be. I know it's heartbreaking to be in that kind of position. I had a client who sold a condo in Las Vegas for 1/2 of what he paid for it.

I found your listing on MLS. There was a bank short sale just down the street from you that is bringing down the average (sold 10/08) and a little bit newer home just sold 4/09 for $299K (also 5 acres). If you send me your email address, I can forward the comparable report.

Hi, Karen.

I realize property values are down. We paid $349,900 in February of 2004. We just dropped the asking price to $318,900, and got an offer today of $290,000 plus we pay $3000 of their closing costs. I don't really get it. We live on 5.26 acres in Brown Twp. down from the new Hilliard Bradley High School. We do have a realtor. We are usually told our property is just one not many are looking for. What info do you need from me??

Thanks for all of your insight! We WANT to sell our home. We own the property and paid cash. We paid nearly 350K for it just over 5 years ago. We have replaced the HVAC systems, installed a water treatment facility [have a well], replaced the central vac, Range, DW, counter top, sink, and redone 3 baths. We've recently dropped the price 30K below what we paid.

We had advice from Ready Set Sell. We've repainted, remodeled, etc. Is the market too volatile for buyers? Are banks not lending? We've had offers. All around 280K. It seems buyers are interested, but the price is too much.

Any more advice??

Hi Teri,

Is your home listed on the MLS? I recommend discussing new marketing strageties with your Agent, or your Agent's Broker, and taking another look at pricing. Nine times out of ten, price is keeping it from selling. The market in Hillard is not so bad that you shouldn't be able to find a buyer.

Do you want to move, or do MUST you move?
If you MUST move then price your home slightly below market and it will sell.
Look at the link below. Over eighty homes sold recently. And their are only 80 on the market.
If other homes are selling , and yours is not, then put yourself in the shoes of the buyers.

Why would your home not sell?

Why are buyers selecting other homes to buy?

Because those homes offer more value. The easiest way to offer value is to lower the price. There are more ways, ask your Realtor.

FIRST ANSWER

I would have a home stager come into your home and see if maybe you can help the curb appeal. I would make sure that you agent has many pictures of your home on line. I would check out the homes that are for sale in your price range and see how your home compares to them. Have you gotten any feed back on showings? It could be as simple as to much furniture in a room or a wall color.
