I have 3 bd 2.5 bth townhome for sale in Mauldin lower than others in our comm. How can I get the word out?

Mason,

I took the liberty to look up your name in the Greenville County tax records and then checked your address to see if it was in MLS. It is not, so I will give you the answer you need to hear, but may not necessarily want to hear.

Mason, you need to list your home. For sale by owner resources, newspaper ads, craigs list . . . all of these can sell a home eventually, but if you want to net the most money from the sale of your home you need to list it. Now, I know it seems counterintuitive to think that by paying a commission you will actually walk away with more money, but that is true. Almost without exception, a home that is listed and properly marketed will sell fast enough and for a high enough price that those factors will overcompensate for the commission that is paid and leave the seller with a higher profit at the end of the transaction. Hi Mason, you might try ForSaleByOwner.com and the Greenville News. Of course a sign in the yard will help. If you need more ideas, email me for suggestions. I try to help FSBO's succeed.

Prior to becoming a Realtor, I listed personal property on the FSBO.com's etc with no success. A few email inquires perhaps but no showings. Showings sell homes. This is one reason I became a Realtor. I can list property on two MLS's, I can promote them as Featured Homes on Realtor.com (#1 place buyer's search). Go to Realtor.com and type in Greenville, SC and you will see 4 of my listings at the top of the web page. You can become a Realtor or you can hire one. Craigslist is a great way to spread the word about a lower priced listing. Make your title attractive without going overboard. Make sure you post good, bright pictures or usehttp:// www.postlets.com to give you listing some pop.

You do not state whether the home is listed with an agent. I am going to assume it isn't. Have you listed it on Forsalebyowner.com? It always helps to place it on Craigslist.com also.
