Land sales are flat right now because financing is so tight. Cash buyers for land are looking for great deals that they can't pass up, so if you don't have to sell now you'd be better off waiting. A few developers are buying parcels again but spec builders aren't.

You might want to consider an auction in today's market if you are in a hurry. I have sold land, and it can take awhile unless you are priced very aggresively. Auctions go quick.
