I have added a 15x20 covered porch with a full roof (gable) that makes it look original to the home.

It has a concrete slab, fan, specialty lighting and additional outlets, beaded celing and is only 3 years old. It could be easily screened in or converted into another room. How much value will this add to the home?

Did it take much space from your yard? If you are in Waterview and the lot is not very deep that could be a detriment to the value of the home. Would the current HVAC system support this room as well or would it need its own?

Sounds nice. It probably depends on your home and how you've used the space.
Sounds like you did it the right way with good quality. I'd guess about 50%, but that can depend on many factors.

without knowing your area, neighborhood and style home it is tough to guage a value. some rooms are worth more than others. bedrooms are worth more than family rooms. your best bet is to have a local realtor give you a market analysis so you can guage value.
