My name is Pam Cochran and I am a REALTOR for Century 21 Rod Jarvis & Associates in West Plains. I agree that to have a fair assessment you should contact a REALTOR for a CMA. Also note that things like a well on the property, road access, and adjoining gov't land will affect its worth. Most realtors will be happy to give you a complementary CMA. If you have any questions, please feel free to contact me at my office (417) 256-4882 or you can email me at pam.cochran@hotmail.com. Hope this helps! : )
Hi, I am Rusty Smith with Westgate GMAC Real Estate in West Plains Mo. And to get a true market value you will need to have an agent view the property first and then put together a CMA. But after pulling a few comps I found that your property could be worth $10,000 to $22,000. If you would like more information please just give me a call or stop by my website http://www.soldbyrusty.com. Thanks for the question and I hope that I have helped.
Good luck!!!
Rusty Smith
If you are still looking for this answer . I will be glad to email you the CMA of other properties listed in the area.
Hi G.
The link below shows the 14 lots currently for sale on Trulia in West Plains. Perhaps you can find a few properties comparable to your own that will help you to find this value.

Go to the tax assessors office to see how other properties in West Plains are being taxed.
I have an Aunt who has 100 acres out there..in Peace Valley to be exact.
There are several Realtors out there that can run a CMA for you, (comparative market analysis) to give you an idea of what the property would go for by the acre.
Alot depends on what is on the property...improvements such as Barns, a home, etc.
