In our area (Washington County, PA) the real estate market has not been nearly as impacted as in other parts of the county. In the West Penn MLS, there is a shortage of listings since home/land owners are concerned about selling. In turn, we have buyers who are not able to locate a suitable property as a result of the limited choices.
As for the land you own in Buffalo Twp, raw acreage will sell for anywhere from $10,000 to $60,000 an acre - on average. The price will depend on the location, availability of utilities (electric, public water, public sewage), and topography. If I can answer other questions, please feel free to contact me.
