That is a nice piece of property. There are a couple of thoughts:
1. Assuming that you have it listed with a REaltor for sale, how many pieces of property, like this, have sold in the past year? Three months?

Is it listed in a MLS for developers? Depending upon the property, some listings are best serviced by being marketed in not only residential, but also commercial databases

If other parcels have sold, and yours has not, that would be a red flag.

2. If it is not listed, then I would recommend interviewing Realtors with experience in the sale of properties similar to this. You get what you pay for, and it sounds to me as though this type of property will require an expert to market it correctly and get it sold for top dollar. 3. Have there been any zoning changes or other events in the area that might affect desirablity? Sometimes external factors from the property can affect the marketability.

Tell me more about it. What are you asking for it. I am a realtor in Aiken and unfortunately the market is saturated with land for sale now, However, not alot close to town and I have a client looking for 7-10 acres who might settle for a bit less if it is in a location that works for her.
