I have a 3 year old home in Powell, Ohio. it has been on the market since Nov. 2007, changing realtors once.

it is priced to make a clean break. why is it not selling? houses around me are selling.

The number one reason a home does not sell is price. The number one reason a home sells is location.
I am not familiar with your area nor your property, however much of the country is seeing a "buyer's market"
I tell sellers all the time to be " the best property at the best price." If
it is priced "right" it should sell.

I have been looking at your situation and still have not come up with a good answer. There certainly a buzz right now in that showing on all price ranges are up in the area, still getting showings? As Realtors we get wayyy too much credit when houses sell and wayyy too much blame when they do not. 3 Yr old home.., Im guessing a LOT of competition? Hate to say it but 90% of it is price. It's hard to tell without actually seeing your property and looking at the comparable properties in your area. Is your home's location a downfall (i.e., near power lines, RR tracks, busy road)? Next to location, the other top reason a home doesn't sell is price, then condition. Since your home is 3 years old, I would assume the condition isn't a factor, so price might still be a factor. Are you priced below all the comparable properties? Does your home have upgraded amenities (i.e., stainless steel appliances, granite counter tops, hardwood flooring, upgraded light fixtures, etc.)? It's hard to compete with other homes that have these upgrades unless your pricing reflects this. Does your real estate agent use many different avenues to advertise on the Internet? There's a lot of new construction in Powell, so to sell existing homes, your home must have the "wow" factor. I wish you the best!

Homes that sell in the first 30 days on the market sell closest to asking price. So you are losing money by holding out for your price.
How many homes, like yours, have sold since yours hit the market?
What you paid, what you owe, how much you have invested, do not have any bearing on Fair Market Value. FMV is determined when a willing, knowledgable, and capable buyer agrees to buy your home.

You’ve had your property up for sale for approx 5 months, using 2 different realtors? I am assuming that the first realtor didn’t work out. Your Listing agent is your Partner. They have the same goal as you to sell your property in the shortest time possible, for a fair market price. Lately as a listing agent I have met with several prospective clients who while they seem to understand the current market conditions we are up against, for some reason it doesn’t apply to their property or situation.

Your agent most likely prepared a Comparative Market Analysis (CMA) which should have included comparables solds, actives and expired listings and new construction, which is your strongest competitor for buyers. A market analysis should also provide you with the average days on market and a market saturation report. Armed with all this information it is up to you and your agent to establish a fair market list price. Your job is to make sure the property is available and in show ready condition. Remember buyers looking at your home are also most likely touring model homes.

The existing home sale market is starting to show improvement and Mortgage rates are fantastic. There are also several campaigns from the National Association of Realtors, Local Boards and Real Estate Companies to encourage buyers that it’s a good time to buy. Price and Condition are the two factors that affect sale of a house. I add: Sales Plan and Effort. Weigh these three.

I too would first start by asking my agent why they think hasn't sold. It may help if you take a good look at the houses around you that are selling so that you know exactly what you are competing against. You can rest assured that buyers are looking at the other houses as well as yours, so see what they have to offer that you don't. Also, make sure it is sparkling clean and clutter free. This really helps as does taking care of needed repairs. Hope this helps and best of luck to you.

It could be due to several reasons, one of them price, could be marketing, location. Where is your agent marketing your property? Is it online? Has your agent given you any idea why your home isn't selling? Are you getting showings but no offers? Has your agent worked with you on staging your home? I can't imagine it needing updates being only 3 years old. If you give me your neighborhood or street I can look it up on mls and give you a better idea. Or, mls number . It may be a simple rearranging of furniture, quick paint job, etc.

I would ask your agent why he/she thinks it is not selling. I'm not familiar with your area but your agent is. Most houses don't sell for 3 reasons. Price, condition, or location. Two of these factors you have control of, the other you don't. If it is not price or location, it may be condition. You have to look at your property from the buyers perspective. Is it in move -in condition or are there updates that need to be done? If you can do that, it may help you in selling your home.
