Here is a list of all closed units in Academy Commons for the last 12 months. There are two others for sale there at $44,000 and $50,000.

I'm sure this is not the news you would like to hear but I have to go on the facts. I would say you could count on a sale price around $50,000 per unit if they are real clean. Let me know if I can help.

Given the past year's sales at Academy Commons I would expect that your quadplex should bring in between $200,000 and $240,000 depending on the condition of the units. There have been 5 sales through the Tri-Lakes MLS in the past year and the average sale price is just over $52,000 with sale prices ranging from $38,000 to $85,000.

Based on prior sales it would be in the $160,000-$180,000 range.
