Please Give…, Home Seller in Cedar Creek, TX

I have a lakehouse water front home that is listed 31K below appraisal value. Our first offer came in at 80K below appraisal value. Is this normal?

This property is located in Cedar Creek, TX. The home is completely furnished with less than year old furniture. Located on two lots, secluded area. Extremely nice. Surpised at the first offer; first persont to see the property of 80K below appraisal value. When we countered offer at 27K less than our asking price the potential buyer came back with the same offer and said for us to keep the furniture but wasn't willing to go higher than original offer of 80K less than appraisal value. We need to sale but not desperate to sale. Should we hold out for a much better offer. With the economy the way it is we are looking for advise.

Virtual opinion not your best answer many more factors come into play. All your question(s) need be directed to your listing agent who has stat's and review mortgage amounts, closing costs, Realtors fees, and etc.

Was the property professionally appraised or are you referring to your tax assessment....in any event, do you have an agent, and if so, what is he/she advising--in order to establish a value, one needs to be aware of comps--recently sold similar properties in the immediate area--after reviewing the data a determination on price can be made--did you review such information, and if so, what did it suggest as to a fair price....unfortunately, the decision to hold out for a better offer is totally yours--again, what is your agent advising....if you don't have representation, do consider the idea.
