OMG - nothing like dredging up an old - 4 year old - question for the sheer purpose of denigrating agents.

this is a real estate site .......someone asks a question about selling a home......why shouldn't agents.

And.....perhaps he was looking for that kind of help as fsbo's can't post their homes on trulia.

Hi Jamie,

As for a rent to own situation, you would want an attorney to draw up the document so the amount of the rent paid towards the deposit and the terms and conditions are clear.

If you want to sell, it is in your best interest to interview 3 agents and also in your best interest to select someone who is used to selling homes in the price point where the house is located. Remember that marketing is everything given who much buyers use the internet today to find homes.

Hello Jaime,
I would suggest that you list your property with a 'Realtor' who will be able to expose your property to the
market. This will allow Buyer's and prospective tenants to see that your home is on the market. I would
suggest that your agent seek either a tenant or a Buyer and that you look at all offers from these two
types of customers. In the event that a Buyer is acquired first ( who meets your selling requirements) then you sell, conversely if a Lessee( tenant) is acquired first then you either do a straight rental or you entertain a
'lease option'. I do NOT recommend that you give any kind of 'first right of refusal'. If you would like to offer a 'lease option' then option monies need to be negotiated along with the other lease terms.

If you need the income rent it out for one year with the understanding, that the house is going on the market for sale, and the tenant will agree to "viewing". You can give tenant first option to purchase when an offer comes in.
Rent to own, does not buy you time, since tenant can opt out.

I may be interested in a rent to own/buy,as I have a home in Apollo Beach, Florida that I am currently renting to own to a family that is in process of selling there home in Ohio. They have been renting the 2037 sq ft home as of feb/1/2009. They have ta year to fulfill there obligation to buy the home and have put down over 5% for purchase of the home. One of our business partners owns a property management company. They secure 95% of their tenants on Craigslist.

At present since you're under contract with another agent I cannot offer up any advice on which avenues to take in order to secure a renter.
