All of those agents are right. Dove Crossing is a really tough sell right now, so you have to be prettier, better priced, and marketing your home everywhere you can. If Valerie couldn't even find your home in the MLS, that's a BIG problem! Your agent should have your home in the Central Texas MLS, because that's the MLS that serves New Braunfels. If you are trying it on your own, I wish you much luck, 'cause it's tough. Your home needs to be in the MLS, on tons of websites, and you need to have an agent and office buzzing about trying to get your home sold.

Right now there are 52 properties on the market, in New Braunfels, with a price range of $150k-$180k. In the past 90 days, 27 properties have sold with the same crirtia.
There are several ways to analyze why your home is not seeing much traffic, I looked on the MLS to see additional information, features, and pictures of your home but could not locate it. Are you selling the home with the For Sale By Owner method, or is it listed with an out of town agent?
As a general answer, there are many similar properties on the market in New Braunfels. You are up against alot of competition! Pricing is the key factor in getting your home noticed, exposure to buyers and agents is also important. Also, Dove Crossing has not closed out the subdivision - they are still building. You are competing with the builder's incentives for newly constructed homes.
Good morning! It's great that your home is in great showing condition, as that's an important factor in getting a house sold. The other part of the equation is the price...too high, too low? One way to answer that is to look at the stats. Currently there are 18 properties in Dove Crossing for sale...10 of them less expensive than yours, with several of those being very close to your square footage and in a couple of cases more square footage.
so, you have alot of competition for a buyer. Now lets look at the last 90 days for Solds. The average List price was $156,694 and the average Sold price was $156,144 with the avg. Day on Market being 119...You can keep your house at your price but the stats show you'll most likely get somwhere in the mid $150's...my suggestion would be to lower the price to just under $160,000 as that seems to be the price point buyers are more willing to buy at and it should get you more traffic...and of course the more showings you get the more chances of an offer! How long have you been listed? Did your Realtor give you a market analysis of the homes for sale in your area? Although the market has slowed to an extent, we are lucky here in Texas to not suffer like the rest of the U.S. Exposure is a key, and price is a bigger key. You have to sit down with your agent and have them compare your home to the rest up for sale in your area. I love the New Braunfels area as I live near by. You need to set up an appointment with your Realtor and develop a good marketing approach to get your house sold, but if your overpriced and not willing to drop, their may lie your problem. I wish you the best.
