I have a house and a job few years back. my mortgage is to much for me now on disability. i want to sell

I commend you for taking the steps necessary to sell your home. If you home is a "fixer-upper", that is ok. A Buyer who is willing to do the work won't mind , since they will be able to make the improvements in their own style. I am a Farmington Agent and resident and would love to help you out. I'm so sorry to hear about your situation. The first thing you should do is to determine the market value for your home. Any real estate agent who is familiar with Farmington will be able to help you with this by comparing your home with other similar properties in your neighborhood. The market value will be affected by the condition of your home, so make sure anyone giving you their opinion of the market value has visited your home and not just driven by.

If you owe more money on your house than it is worth on the market today, you are in what we call a short-sale situation. If that's the case, you should also consult a real estate attorney who has experience with short sales. Hello Ithkron,

I'm sorry to learn of your situation. Your home could be sold regardless of its condition. That being said, a home in tip-top condition will sell for a higher price than one that needs work. There's a balance between the amount of work that needs to be done in terms of the cost versus the difference in price the home would sell for.

You'd also want to look at the amount of your remaining mortgage to see how a sale would affect your finances. Depending on how long you've lived in your home, you may or may not have enough equity in it to walk away with any money. But there are also ways to work with your lender on this issue.

I'd be more than happy to assist you in determining those answers. Then you can make an informed decision about what to do.
