I have a home in New Iberia that i have been trying to sell for over a year and i am in desperate need on

getting it sold. The home is in Timberstone Estates 3 Bed 2 Bath and i am asking $182k but im paying two mortgages and i just ready to get rid of the home. Its new construction. any advice?

there is only 2 real reasons a new construction has been on the market for over a year,

1) over priced

2) not making the home available either by lousy marketing or not making your self available to show the property

do some research on a realty company that does alot of different types of marketing. I have found the realty companies with the lowest percent charge rate does not market the home. Just puts on the MLS listing, which is not enough. Those who due alot of marketing generally has the volume of clients to bring in.

Taking a small loss also can be tax deductable as it is not a princple residence...check into it with a CPA.

is your property getting the exposure it deserves? local/state wide/nation wide??? what marketing strategies are being utilized to promote your property? type of advertising-print(paper,magazine) internet exsposure? these are key factors and deserve your investigation...just ask your agent- they should be able to provide you with this info..if they haven't already.

Bonnet St is in Timberstone Estates is New Iberia .... 1632 living area 2032 total... new home and has never been lived in... its currently on the market and has been since November 2007

Get a good Realtor to run you reports on the actual solds that are closest to your home in terms of location, size and amenties.
Once you know what the homes are actually selling for, you can better price your home to move.

Do you have it listed with a Realtor. You should have a knowledgeable ,energetic real estate agent marketing your home on the internet. Most buyers are looking on the net before they purchase a home.
