As a FSBO, you may want to create an ad on Trulia in the blog section. You can even upload a video, photos and post links. Ads basically like you have here, are frowned upon in the Q & A section, and actually are against the Trulia Community Guidelines. BTW, there is some FSBO info in the blog attached to the link below that you might be interested in.

Would you like to explain the sites on the page attached to the link below that seem to not have any problem with Indiana? At least in my casual browsing through the sites, I didn't see one footnote or anything else that seemed to exclude Indiana from a flat fee MLS listing only arrangement.

Hi,
Get your home in MLS by going to http://www.owners.com and paying them their $400 fee. The fee is all you pay them not a commission.
Then use that mls number number that you get from them to get your property anywhere and everywhere on the Internet - including this site.
Make sure you offer buyer,s agents a fair commission.
Then Post your home on the local and regional newspaper Internet sites. They are relatively inexpensive. For example the Boston Globe has a deal where they run your Internet ad until you sell for somewhere around $100. That's total not per month.

Both Keith & Betty have given excellent answers! My initial question is how did you arrive at a list price for your home?

In addition to Betty's advice, I would advise you to do two things: 1. get your home professionally appraised and be prepared to share that with a potential buyer. 2. Have your home professionally inspected by a local, reputable company (be prepared to share this report as well).

First time home buyers are generally more apt to use a Realtor because they are not confident in their abilities to select & evaluate a home...they do not want to buy a "Money Pit" (that was a funny movie!) and WANT the guidance of a professional.

The reports I have mentioned above will give the buyer a sense of confidence in both the price and condition of the home.

Buyers use a Realtor about 90% of the time because from the buyer's perspective we work for "free". Realtors don't have time to look for "other listings" so to them your listing does not exist.

When homeowners sell without professional representation, NAR survey shows that 5% of the time they sell to someone they know, 5% to someone they don't know, and 86% of the time list with a Realtor. And that is in a "normal" market.

I suggest that you interview three Realtors. Have the analyze your situation. Be clear about your objectives.
Compare their proposals. Try it on your own. Then, if you need it, you have plan b ready.

That's a question we as realtors often get from unrepresented sellers. To get the word out, you need to run newspaper ads. Have flyers made - make sure they are quality flyers. Send them to everyone you know, perhaps walk neighborhoods with flyers, put them up at work, day care, everywhere. You might even want to get a website. (Still with all these ways, your house isn't going to have the exposure it would with a realtor through the MLS.

And don't forget to get a quality sign made to put in front of your house - not one of those cheap red ones you can pick up at Lowe's or WalMart.

One last thing - you need to plan to spend some money to get the word out. You will probably want to plan on spending 1-2% of your asking price for marketing.
