About 90% of the time the buyer sees the home they buy with a Realtor. So when you opt to sell without professional representation, then you are effectively excluding 90% of the buyers. The 10% that are looking at unrepresented sellers are looking for a good deal. According to a NAtional Association of Realtors survey, the price received by sellers selling on their on is 18% less than homes listed with a Realtor.
My suggestion is that if you need to sell, then interview a few Realtors. Ask them what you need to do to prepare your home for sale. Ask them for a marketing proposal, including an Estimate of Seller's Net Proceeds.
Try to market it yourself. Some people CAN and DO sell on their own. Truthfully, most end up listing because it is simply too difficult a process for most people. Plus, when they find out that they will net as much or more than doing it by themselves, it just makes sense.
