Thank you for your inquiry! Buyers are getting off the fence and buying now, but they are looking for a deal, so pricing it correctly is extremely important to get the property sold. Some condos' are difficult to finance but it should ease up in the next 30 days. The rental market continues to struggle. The best way to rent a home is to find a broker that does property management or hire a property management company. Have you considered marketing as a lease with an option to purchase, or lease-purchase, in addition to a conventional purchase? Would any, even short term, owner financing be possible? These options would appeal to the buyer who wants to buy, may have good credit and stable employment, but lacks the stringent 10% down now necessary for a conventional loan. Are you willing to work with FHA or VA financing? Have you considered any financing incentives-rate buy down, HOA fees for a short period, etc... Plenty of ways to make your place stand out from the crowd if you must sell.
Slow market? We must all wait until the media tells us what it will create next. Right now, yes.

I just went to your condo listing, J., and there does not seem to be a way to get in touch with you, nor does it say how much you want for rent--these could be some of the reasons you're having some challenges!
J., I can tell you from recent experience that both sales and rentals are quite sluggish this year--I've had rentals of my own in Palm Harbor for ten years, and never have had such a time getting renters for them as I've had recently. Experience shows that the way to get the best renters is to screen carefully--charge an application fee, and check references! I've had tenants who turned out to be wonderful, long-term tenancies who were sketchy on the background side, and I've also had a number of late-payers whom I should have screened more carefully. My best advice is: don't be in a rush and sign a lease out of desperation--I have had short sale (pre-foreclosure) listings for this very reason.
It may be difficult to find a good tenant with the qualities we desire, but in my experience I think it pays to wait for the right one--it's cheaper in the long run than having to evict someone.
If you don't wish to sing with a property management company, I'd be happy to list your rental on MLS for a flat fee--I do get quite a lot of exposure that way. Also, Craig's List and the Flyer.com are good places to advertise.
Personally--I'd be listing it as a lease with option--there are plenty of potential buyers out there who want to lease and then purchase. Hope this helps!

If you don't have to sell the condo now, I would rent it. At least you would be getting some income. There are a couple of ways to go about this. You can hire a property management company to do this for you, and they will take care of screening the applicants, collecting rents and notifying you of any repairs that might crop up.
Of course a percentage of your rent will go to them, or you can hire a Reator to advertise the property for you, and you collect the rents, handle screening applicants etc.
It is important to market the property properly to get the attention of potential renters.
Palm Harbour is a great location, not only for people in Pinellas County but also northern Hillsborough.
