I have a co op in queens I want to sell. I want to sell it on my own. Whats my best bet as far as advert?

Great. This is a good time as any to sell. Advertising is one thing but where is another thing. Selling a coop is not an easy task. It takes a lot of skill. You will need a professional, especially in this market when there are so many coops for sale. Competition is fierce. You should interview a few agents if your efforts is not successful. Good luck.

Hi K, Try Craigs list.- don't put your home number- use cell phone # and let it go to your voice mail, or use an email address. I have heard alot about that website and it's free. Many people want to sell on their own-For whatever reason-mostly to save the comiission. You may be one that succeeds-just keep in mind you may not end up with more in your pocket. Many/most For sale by owners end up with alot less than if they had used a broker. Good luck. Terry K 718-614-3167 cell.

Good for you! Taking this task on alone is to be commended. I must add in all fairness that other issues aside from adverts play a great role in selling your coop. Price is an issue and you have to price it right to sell it for the most money. Also there are always nay sayers and I am not one to disuade you from trying it on your own, but always have someone with you when showing the unit, always let someone know you are going to show the unit. Safetly is paramount no matter how much you want to sell the coop on your own. As for your question, adverts? Newspapers and internet! There are tons of website used by for sale by owners and some are quite good. If you get tired of the whole process then you can place your coop with a Realtor.

Selling a co-op is very involved, and why would you want to let total strangers come in and take a look; with a Realtor co-op purchasers are pre-screened and pre-qualified based on managements requirements. If you need assistance feel free to call or e-mail, sold many co-ops.

Hello,
Before you sell on your own, you might want to consider that National Statistics over the years have been that a home sold with out an agent has sold on an average of 17-21% less than when there was an agent involved! This more than covers the cost of a commission that you might be trying to save. Other than money, why would you WANT to sell it on your own? You do have to worry about marketing, pre-qualifying, showings (IF they show up!), what about helping with financing issues, or relocation issues, and attorneys, home inspectors, do you know about financing options or legal issues, disclosure forms require by NYS? There is some much more involved in a sale than just placing an ad and opening doors..The hardest part actually, iks probably the negotiations! How comfortable are you going to be handling them for your self? Please also keep in mind that buyers are often most comfortable or insist on working with an agent themselves...so they may not even come look at yours..even if it is the right one for them...

FIRST ANSWER

First, before you do any kind of advertising, you need to determine what your board's requirements are. Then you need to determine how comfortable you are asking potential buyers about their personal income, credit, bank accounts, etc to find out if they meet those requirements.

Second, you need to find out where your buyers are coming from. What neighborhood is the co-op located in? What kinds of people are moving in? Try to target market if you can.

Other than that, there are some free websites out there like craigslist and hotpads.com that seem to get a decent amount of traffic. I think Trulia has an option to list too.

If those don't work out, feel free to contact me and I can show you some of the tools that real estate professionals use to get the job done. Although I realize you are trying to save money, keep in mind that buyers only look at For Sale By Owners because they are also looking to save money. In other words, they are trying to save the same commission that you are. Whatever price you list for, they will more than likely knock 6% off right from the start.
