address that has been on the market. 3/2, 1/4 acre,on a manmade lake,beautiful upgrades in a gated community where amenities(clubhouse, pool, tennis courts) have not been built yet and developer is stalling because many of the lots have not sold yet. Was priced at 365k.What price would I need to have it at to get some activity?
thanks to all of you who have posted suggestions. I was in Hendersonville last weekend and planned to do a 5 day home sale(if you are not familiar with it check the book by Bill Effros-he has had success all over the country with this method for 20 years). According to the method, I needed 25 phone inquries off of 3 ads running in the area and I didn't get enough so I cancelled it. However, I did meet with a new agent and repriced it 50k lower(big loss for me)and staged it and it is getting onto the MLS this weekend. I am hopeful that the new price, the staging and a very pro-active agent will help get it sold. Thanks again for all the advice.

While you have received some great advice, I would like to add that homes in this price range are slower right now. The average days on the market from listig to selling in the $300K - $399K price range is currently 166 days. We are starting to pick up and I can assure you that if you are listed with a Realtor in MLS there are over 800 agents in this area who are ready to bring you their buyer.
You could offer to pay the balance of HOA dues for the year or offer to pay x dollars of the buyers closing costs. Talk with you Realtor.
Maxine, I agree with Penny. You need to speak with your current agent and determine if maybe you should consider a price restructure. With an ever changing market, there are many things that could be affecting the activity.

Do you mean Lace Falls and Southern Pride? They do have the lots priced a bit high. I would consult your realtor as Penny suggested and take a hard look at the comps in the area. There are two other smaller homes in the area for sale that do not compare to yours if it is Lace Falls. How long has your home been on the market and ask your agent what is their marketing strategy and what market are they targeting in order to sell your home.

I would discuss this with your agent. They would know what is going on around your property. I am sure that they pulled comps and looked at all the numbers when they took the listing.
