Or how to find just the right agent with creativity and know-how in both Commercial and Residential in this tough market. I must make a minimum amount from sale. Exposure is ALWAYS the name of the game. You need to make sure your property is being seen by as many eyeballs as possible. Unfortunately, even proper exposure won't overcome pricing. You mentioned you need to make a minimum amount. Is that amount realistic? Or, might you be better off waiting until the market improves.
I've sold many places in Platte Park, and have developed a couple R2 lots there. My experience has been the R2 lots sell fairly quickly, at fair prices. I'm happy to take a look at what you have if you want to get in touch with me.
Francesca, Your idea of using a real estate agent who is engaged in both commercial and residential real estate is a good idea. There are only a few who practice both, and do it well. Besides the experience of working with a Denver B1 R2 zoning, the agent has the ability to widen your exposure to your target market. Ask the agent to tell you how he or she is going to market on the internet. If the agent is internet savy the person should be able to list your property on hundreds of residential sites AND dozens of commercial sites, thus giving you a better chance. Our real estate practice realized the synergy that can exist if it hires agents who practice in both areas of real estate when many of our clients demanded both capabilities. Good luck in your marketing. Better yet, you don't need luck if you hire a good agent. You have the right idea.
