hmmm..if you are interested in exchanging HOMES...we have a 4 br. 3 bath 2006 built home in N. Michigan that is not listed for sale but would consider trading for yours...if similar in value. Ours has geo therm heat, 20 acres and within a few miles of a small village.

You can't do a 1031 Exchange because the properties are not "like" properties. You will have to go the traditional route by selling the single family and using the proceeds to buy whatever it is that you want to buy that is "automotive oriented." .
